Associate Director for Maintenance

["Oversight - Responsible for managing the business process of Campus Living facilities maintenance. Overall leadership for a staff of approximately 40 people including supervisors, trades people, clerical, and potential student staff members who collectively maintain 84 University buildings, comprising over 2.5 million square feet (22% of the University’s square footage), across the North and South Campuses at all times.", "Accountable for developing and upholding facilities maintenance policies and procedures which align with all applicable laws, codes, standards, and contracts. This includes oversight of the health and life safety of building occupants, complete workflow for customer requested services (TMA), cyclical preventative maintenance efforts, and ensuring resident satisfaction.", "Responsible for a $9 million dollar annual operating budget. Controls purchases of materials and services necessary to maintain Campus Living facilities. Works directly with the Campus Living business office to ensure maintenance procedures align with all applicable university guidelines and budgets. Ensures the accurate inventory of necessary tools, materials, and assets on hand.", "Continually improves the quality of customer service and efficient use of resources by identifying and removing the causes of underutilized labor and dollars. Quantifies opportunities for improvement, analyzes potential savings or reallocations, develops an action plan, supervises implementation, and measures results. Develops recommendations for the organization’s budget planning process. Responsible for the development and maintenance of workforce plans to ensure appropriate strategic and operational resource management according to established policies.", "Supervises the recruitment of maintenance employees. Works with appropriate staff to ensure timely posting, best interview practices, and initial orientation to the unit. Manage the unit to comply with all university and collective bargaining agreement personnel procedures. Provides leadership to supervisory staff to effectively address onboarding, work-related and performance-related issues. Determines and evaluates\r\neffective training resources for the continuous development and certification of all trades employees. Develops a comprehensive training program for all trades employees including mandated trainings, those specific to their job type, and those determined to enhance the safety and performance of our team. Ensures staff is informed of all relevant code changes.", "Conducts regular communications and interactions with internal and external constituents. Work with all departments on staff and student-related matters that affect the health and welfare of campus residents and employees. Provide leadership and direct oversight during opening and closing events. Fulfill the role as liaison between Campus Living maintenance and other departments. Serve on appropriate committees."]
